How Our Process Works
The first step: Let’s get together and simply talk about what you are thinking. In this informal meeting, we want to know your wants, needs and desires. We will talk about the type and style home you are thinking about, and what amenities you are hoping for. To help, I will show you some of the 1800 plans I have in our archives, and we will formulate the basis needed to design your “Custom” home. We will also discuss the building process and formulate a detailed plan on how to get your ideas out of your head, and into a build able product.
When you are ready, the next step is to start the design process. I will design your home, and have it professionally drawn for you. We will continue to meet, until we have a full set of blue prints for “Your” perfect home. During this process, we will find out exactly how you want me to build your home. I will help you determine processes and techniques and products that would fit your needs best. We will also help you design your kitchen with our kitchen designer, determine your floor coverings, and create detailed specifications, and help you determine allowances based on your wants.
For the entire process this far, you only pay for the drafting fees. My consulting through this point is a cost of doing business. The plans also belong to you.
We then start the bidding process. We will bid your home from a complete, set of custom plans, based on the exact products and processes you have chosen, including allowances you have already predetermined to cover products you have chosen.
When we meet to discuss your bid, we will present you with not just the price, but a detailed bid package that is over 20 pages. You will see our complete specifications and heating bid, plumbing bid, electrical bid etc. The prices have been removed, but this will allow you to take YOUR blueprint, and OUR specifications, and get other bids that are “Apples to Apples”.
We don’t just want your business, we want to earn it and have you completely confident you have made the right choice! When we have completely earned your trust, (and I will ask you) it is time to start the contract. Our contract is extremely detailed, and is written in layman’s terms, and covers exactly how we are going to build your home in complete detail. When the contract is complete, I will take care of forwarding the required documentation to your lender, and when we close on the construction loan the building process begins!
The system above is a time tested and proven method of making the building process as stress free as it can be. The secret is taking the time upfront to work out all of the details, and working with an open book process. I WILL tell you in the first meeting that IF you employee me to build your home, I will charge a profit. Sounds simple, but once that is in the open, there are no secrets! The BEST PART is that there is NEVER guess work in our bidding process, and I do NOT mark up our subcontractors and suppliers. I don’t need to!
